Build low, or build close to the water, and the requirements shift. Storm-tide and coastal-hazard mapping can dictate your minimum habitable-floor level and steer you toward corrosion-resistant materials before you’ve even chosen a colour. We read those overlays up front, so they don’t ambush the approval later.

Canal & waterfront homes

Not every project can go straight to a certifier. When City Plan 2016 flags a coastal-hazard, flood or overlay issue — or you’re pushing past the accepted-development limits — a Development Application comes first. Every project follows the same structured process — whether you’re a first-time owner-builder or a builder sending us your tenth job this year. The entire process is delivered online; you don’t need to visit an office.

Initial Brief

You tell us what you’re trying to build: project type, site address, rough scope, budget range, and any constraints (overlays, easements, existing plans, builder already engaged). We confirm scope and provide a fixed-fee quote within 1–2 business days. Once you’re on board, you upload your moodboard, inspiration images, surveys, title documents, soil reports or hand sketches straight into your project workspace — everything in one place, no email chains.

Concept and preliminary drawings

We produce concept floor plans and preliminary elevations for your review — room layouts, orientation, rough setbacks, key dimensions. You review drafts in the app, leave comments directly on the drawings, and we iterate until the concept is right. Typical turnaround: 1–2 weeks depending on complexity.

Town planning drawings (where required)

If your project triggers a planning permit, we quote and prepare the full submission set: site plans, floor plans, elevations, sections, shadow diagrams, site coverage and permeability calculations, and any reports the council requires. You lodge the application with council (or your appointed planner does); we provide everything needed for the submission and assist throughout.

Building permit and construction drawings

The detailed, dimensioned set a private surveyor or council certifier needs to issue a building permit — and the same set your builder uses to price and construct. Includes structural setouts, window and door schedules, joinery and wet-area details, and section drawings.

Coordination with engineers, energy raters & surveyors

We coordinate with the consultants your project needs: structural engineers for footing and framing design, energy raters for six-star NatHERS reports, and land surveyors for feature and re-establishment surveys. We can recommend trusted partners if you don’t have one.

Handover

You receive the final coordinated drawing set as high-resolution PDFs, ready for permit lodgement and construction. We remain available for revisions, council RFI responses, and construction-stage clarifications — all managed through the same project workspace.

Every corner of the Coast — the central beaches and Broadwater, the northern corridor, the southern beaches, and up into the hinterland. Beyond that we cover South East Queensland and regional QLD online, and cross the border into the Northern Rivers of NSW (where NSW planning rules apply).

No hourly rates here. You get a fixed price up front, scoped to your project, so the figure we quote is the figure you pay.

We handle the drawings; the approval itself comes from a private building certifier who assesses what we’ve produced. We’re glad to work directly with your certifier, or walk you through how the pieces fit.

Constantly — it’s one of the most common jobs that comes through the door here. Splitter-block duplexes and dual-occupancy get documented to City Plan 2016 and QDC siting from the ground up.

That’s core Gold Coast work for us. Storm-tide floor levels, tidal setbacks, revetment and corrosion-rated materials all get built into the drawings and coordinated with your engineer and certifier.

Often — and increasingly as investments, now that Queensland has loosened the rules. We size and site them to clear the City of Gold Coast’s requirements.

They’re two different approvals. A building approval (through a certifier) confirms the build meets the QDC and NCC. A Development Application (through the City of Gold Coast) is planning approval, needed when an overlay or a rule breach is triggered — coastal-hazard and flood overlays being the usual culprits around here.

A fair bit of it. Blocks around Tamborine Mountain, Currumbin Valley and Springbrook usually carry bushfire (BAL) and steep-land overlays, so we design for slope and access and coordinate the BAL side with your assessor.
