HIA Members

As members of the Housing Industry Association, we stay close to Australia’s peak residential building body — current on the codes, the standards and the professional development that keeps our documentation reliable.

Fixed-Fee Quoting

The price lands before the drawing does — quoted to scope, never by the hour. Most residential sets are turned around in days, not weeks, so your permit timeline isn’t waiting on us.

1,500+ Projects Delivered

More than 1,500 projects nationally since 2016, worth over $1 billion in construction value. That’s the experience we bring to every Perth and regional WA set — from an R40 infill pair to a home on a cyclone-rated block up north.

PERTH & WESTERN AUSTRALIA PROJECT EXPERIENCE

Perth architectural drafting — coast, corridor, hills and regional WA

Perth builds in a way that’s all its own, and our work follows it. A survey-strata subdivision in Bayswater one week; a new home in Alkimos or Baldivis the next; a character renovation behind a Federation façade in Mount Lawley or Fremantle after that. Whatever the block and whatever the density code, you end up with the working drawings and documentation you need to lodge for a Building Permit.

SUBURBS & REGIONS WE SERVICE
Perth CBD Fremantle Subiaco Mount Lawley Scarborough Joondalup Butler Alkimos Yanchep Ellenbrook Midland Kalamunda Baldivis Byford Rockingham Mandurah Bunbury Busselton Margaret River Geraldton Albany Karratha Broome Regional WA

Distance doesn’t come into it. The whole process is online, which matters more in WA than almost anywhere — a Perth infill block, a South West beach house and a cyclone-rated build in the Pilbara all get the same attention, no office visit and no flights required. Send a sketch, a survey, or your existing plans and we’ll take it from there.

Built for Western Australia — R-Codes, bushfire and the North West

Drafting in WA turns on three things you won’t find framed the same way anywhere else, and we design for them from the first draft.

The R-Codes & infill

Nearly every residential project in WA answers to the Residential Design Codes. Your density code — R20, R30, R40, R60 and up — sets what you can do with the block: setbacks, open space, how many dwellings, whether it subdivides. We design to the code from the outset, so an infill or grouped-dwelling proposal stacks up before it reaches the local government.

Bushfire (BAL) — Perth Hills & South West

Large parts of the Hills, the South West and the peri-urban fringe are mapped as bushfire prone. That brings a BAL assessment, AS3959 construction requirements and, on higher ratings, real design consequences. We factor the BAL in early and coordinate with your assessor rather than reworking the set after the fact.

Cyclonic & regional WA

Head north and the rules change entirely. The Pilbara and Kimberley sit in cyclone regions C and D — the most demanding wind conditions in the country — where structural tie-downs and cyclonic-rated detailing shape the whole build. From Karratha to Broome, we document to suit the region your block sits in.

SERVICES FOR PERTH OWNER-BUILDERS, BUILDERS & RENOVATORS

Building Plans & Council Permit Drawings for Perth Homes

The full scope of drafting and documentation you need to get from initial concept through to building permit and construction. Every service is a fixed-fee engagement with a clear scope and timeline.

📋

Building permit drawings

The heart of what we do. A full set drawn so your registered building surveyor can issue a Certificate of Design Compliance and your local government can grant the Building Permit — site plans, floor plans, elevations, sections, and the supporting documentation the permit needs. For the wider picture, see our full architectural drafting service.

🏗️

Development Application (DA) Drawings

Some proposals need planning sign-off before a permit. When your local scheme or the R-Codes require a Development Application — variations, higher-density proposals, heritage or special-control areas — we prepare the submission set the local government assesses, and work in with your planner if one’s involved.

🔧

Construction documentation

A permit is permission; this is the set that actually gets built. Your builder prices and constructs from it without guessing — connection details, window and door schedules, finishes and specification notes. It’s the gap between “permit issued” and “slab down”.

🏠

Infill, subdivision & grouped dwellings

The busiest corner of the WA market. We document grouped and multiple dwellings, survey-strata and battle-axe developments, all worked to the density code the block carries — the drawings that turn one lot into two, three or more.

🛠️

Owner-builder support

Plenty of our clients build under their own steam. WA owner-builders need an owner-builder approval through Building and Energy for work over the threshold, and specific documentation to go with it — we know what’s required and keep your set on the right side of it.

🏡

Ancillary dwellings & secondary dwellings

Ancillary dwellings — WA’s version of the granny flat — are sized and sited under the R-Codes and your local scheme. We prepare the drawings to clear those rules cleanly. Curious how long the build runs? Our granny-flat build-time guide has the numbers.

HOW WE WORK WITH PERTH CLIENTS

From first sketch to building approval — how a Perth project runs

Every project follows the same structured process — whether you’re a first-time owner-builder or a builder sending us your tenth job this year. The entire process is delivered online; you don’t need to visit an office.

1
Initial Brief

You tell us what you’re trying to build: project type, site address, rough scope, budget range, and any constraints (overlays, easements, existing plans, builder already engaged). We confirm scope and provide a fixed-fee quote within 1–2 business days. Once you’re on board, you upload your moodboard, inspiration images, surveys, title documents, soil reports or hand sketches straight into your project workspace — everything in one place, no email chains.

2
Concept and preliminary drawings

We produce concept floor plans and preliminary elevations for your review — room layouts, orientation, rough setbacks, key dimensions. You review drafts in the app, leave comments directly on the drawings, and we iterate until the concept is right. Typical turnaround: 1–2 weeks depending on complexity.

3

Town planning drawings (where required)

If your project triggers a planning permit, we quote and prepare the full submission set: site plans, floor plans, elevations, sections, shadow diagrams, site coverage and permeability calculations, and any reports the council requires. You lodge the application with council (or your appointed planner does); we provide everything needed for the submission and assist throughout.

4
Building permit and construction drawings

The detailed, dimensioned set a private surveyor or council certifier needs to issue a building permit — and the same set your builder uses to price and construct. Includes structural setouts, window and door schedules, joinery and wet-area details, and section drawings.

5
Coordination with engineers, energy raters & surveyors

We coordinate with the consultants your project needs: structural engineers for footing and framing design, energy raters for six-star NatHERS reports, and land surveyors for feature and re-establishment surveys. We can recommend trusted partners if you don’t have one.

6
Handover

You receive the final coordinated drawing set as high-resolution PDFs, ready for permit lodgement and construction. We remain available for revisions, council RFI responses, and construction-stage clarifications — all managed through the same project workspace.

FOR BUILDING COMPANIES & DESIGN FIRMS

Drafting support for Perth builders and design firms

If you’re a Western Australian building company, architecture practice or building design firm that needs additional drafting capacity, we provide subcontracted drafting on a project-by-project or ongoing basis.

We work as an extension of your team — producing drawing sets under your brand or ours. That covers overflow capacity during busy periods, dedicated resources for specific pipelines, and white-label documentation for firms without in-house draftspeople.

What our clients say about working with Draftee

Perth and WA drafting — frequently asked questions

The whole metro area — coastal and northern suburbs, the growth corridors, the eastern suburbs and Perth Hills, and down through the southern suburbs and Peel. Beyond the metro we work right across regional WA online, from the South West and Great Southern to the Mid West, Goldfields and the cyclonic North West.

No hourly rates. You get a fixed price up front, scoped to the project, so the number quoted is the number you pay.

We produce the drawings the permit runs on. In WA a registered building surveyor issues the Certificate of Design Compliance and your local government issues the Building Permit — our set is drawn to carry both. We’re happy to work in with your surveyor.

Constantly — it’s the core of WA residential work. We document grouped and multiple dwellings, survey-strata and battle-axe developments to whatever density code the block carries.

Yes — “ancillary dwelling” is just the WA name for it. We size and site them to the R-Codes and your local scheme so they clear cleanly.

Two separate steps. Development Approval is planning sign-off from your local government, under the scheme and the R-Codes — needed for things like subdivision or higher density. The Building Permit is the construction approval, issued once a registered building surveyor has certified the design against the NCC.

We do. Bushfire-prone blocks need a BAL assessment and AS3959 construction, which can shape the design at higher ratings. We build that in early and coordinate with your BAL assessor.

Absolutely. Northern WA sits in cyclone regions C and D, where tie-downs and cyclonic detailing drive the structure. We document to the wind and climate region your block falls in, wherever it is in the state.

Areas we serve

Perth & WA drafting services — areas we cover

We work with clients across metro Perth and the full spread of regional WA. Because it’s all delivered online, location never sets the ceiling — inner-city infill, a corridor new build or a remote northern site all get the same process and the same quality.
